Property Description
Commercial park targeted to life sciences industry tenants, with office, research and development, and light industry uses permitted.
Land ( appproximately 80 acres) available for long-term ground lease. Up to 660,000 gross square feet of development permitted. .
Brief Description of Space: Grafton Science Park, adjacent to the Tufts Cummings School of Veterinary Medicine, offers many advantages to life science industry clients:
o Major permits are in hand, including local master plan
approval and a Massachusetts Environmental Protection Act
(MEPA) Certificate by the state.
o Its location offers convenient access to Worcester's
academic institutions (Worcester Polytechnic Institute and
the University of Massachusetts Medical School), to
Boston/Cambridge, and to a number of technology and life
sciences companies already located in Worcester County.
o The Town of Grafton is a business-friendly community that
supports the project. Grafton approved the state's Chapter
43D "Expedited Permitting" designation, securing state
approval of Grafton Science Park as a Priority Development
Site in 2007. As a result, Grafton has established a local
streamlined permitting process. Grafton also maintains an
attractive, unitary tax structure and is located in a
state-designated Economic Target Area.
o Subject to specific local and state approvals, a project
demonstrating job creation in an ETA can obtain negotiated
municipal tax rates and a 5% state investment tax credit for
qualifying, depreciable assets.
